Big lots, big trees, full baskets

Pinecrest lots run large and the trees on them are usually older than the house. Live oak, mango, avocado, and the occasional royal poinciana that covers the deck in orange every June. On a half acre with mature canopy, a skimmer basket that would last a week in a newer subdivision packs solid in three days.

So we work differently here. Leaf rake instead of a flat net, both skimmers checked plus the pump pot, every visit. If your pool sits under a mango, we will tell you straight that weekly service keeps it swimmable in June but will not keep it spotless. Some Pinecrest customers run a second visit for six weeks in early summer and drop back to weekly after. That usually costs less than the alternative.

Snapper Creek and the iguana problem

The canal system through Pinecrest is iguana country. They sun themselves on warm deck, they drop in when startled, and they leave droppings on the steps and the tanning ledge where the water barely moves. Salmonella lives in that, which is why an iguana pool gets handled differently from a leafy one.

Debris comes out first. Then chlorine goes to shock level and stays there long enough to do the job, not just long enough to clear the colour. Then we brush the ledge and the steps by hand rather than assuming the water reached them. A pool that looks clear an hour after a scoop out has not been sanitised, it has just been tidied.

If iguanas are coming in daily, the real fix is the yard, not the water. Cutting back branches that hang over the pool and clearing the sea grape they nest in does more than anything we can pour in.

Most Pinecrest pools are open to the sky. Screen cages are less common here than in Kendall or Cutler Bay, because on these lots people want the view. Open pool plus mature canopy is the most labour intensive combination in Miami-Dade, so Pinecrest quotes land in the upper part of our range. We say that up front rather than at renewal.
